Does the FHA Offer Adjustable Rate Mortgages?

Low and moderate income families who want to stop renting from a landlord may consider getting a loan through the FHA. Usually these loans do not go through the FHA itself but through some other agency. Fixed rates work the best, especially in the long term, but people with less than perfect credit scores may have to take an Adjustable Rate Mortgage, whether or not it is a good idea to do so.

Does the FHA Offer Adjustable Rate Mortgages?

The FHA does allow its lenders to offer adjustable rate mortgages to buyers. The rates generally start out lower than the fixed rates, but as the name suggests the lender can raise the rates. The contract prevents lenders from raising the rates at will.

Once a year the borrower will receive a notice about the interest rate he pays on his loans. The current housing crisis started when the rates rose above what such borrowers could pay and it caused many home owners to go into default on their mortgages. The rates can go up, down or they can stay the same. The overall rates depends on the actions of the federal government and on the sale of treasury bill.

Should I Go for an FHA Adjustable Rate Mortgages?

An FHA adjustable rate mortgages work best if the buyer only plans to stay in the house for a few years. He can sell it and get a fixed rate mortgage if he so chooses later or he can refinance the home if he is in a better financial situation. Relying on a raise in income lets people justify this loans sometimes but it is by far the riskiest strategy.

A borrower can reduce the risk by purchasing less expensive homes, but he should not expect the initial low rate he received to stay the same through the life an FHA adjustable rate mortgage.
